The current project involved a comprehensive desktop analysis to evaluate the site's suitability for development and to identify pertinent regulatory considerations. Utilizing a combination of online resources and detailed property reports, we examined all applicable planning overlays and constraints. This analysis revealed that the site is subject to both flood and bushfire overlays, necessitating specific design and construction considerations.

To address these factors, we conducted a preliminary assessment of the Bushfire Attack Level (BAL) in accordance with AS 3959:2018 – Construction of Buildings in Bushfire-Prone Areas. This assessment considered key elements such as vegetation type, proximity to the proposed structure, and topographical slope. The resulting BAL rating informs the required construction standards to enhance the building's resilience against bushfire threats.

Additionally, we determined the site's wind classification to ensure compliance with the National Construction Code (NCC), thereby safeguarding structural integrity against wind loads.​ Our site analysis also included the identification of existing utility services, including water and electricity, as well as an evaluation of surrounding vegetation and land topography. This holistic approach enables us to propose a building solution that is both compliant with regulatory requirements and harmoniously integrated with the site's environmental context.
Our next step was to produce a planset for DA (Development Approval) and BA (Building Approval).
